DESIGN – BUILD – RENOVATE

AT CHART, OUR GOAL IS TO MAKE THE RENOVATION OR BUILDING PROCESS AS SMOOTH AS POSSIBLE FOR EACH OF OUR CLIENTS.

We understand that life can be busy and that's why we created our signature eight-step process. Our special online project management system allows you to follow your project from start to finish and be involved as much, or as little, as you like.

Step 1 - Initial Consultation

Our Estimator/Designer will meet with you at your home to visualize, discuss, and help plan your project. During this meeting, it is helpful for our clients to have prepared a list of the wants and needs that they are interested in exploring. It is also extremely helpful if our clients have sketches or design ideas ready for us to review. Our Estimator/Designer will be able to give you budget pricing based on your wish list as we have likely completed several similar projects. It is always a good start to a relationship to be open to discussing budget as it will help us to guide you in the right direction with your decisions and scope of work.

Architectural Design/Interior Decorating
We have a highly talented group of Architectural Designers and an Interior Decorator on staff. Our design team will help our clients turn their want/need list and ideas into reality. As a leading renovator/builder since 1980, we keep up to date with new trends and design ideas that we can help incorporate into our customers’ projects. Our design team has extensive knowledge and understanding of the Ontario Building Code which is integrated into all of our project plans. We are specialists in designing bathrooms, kitchens, basements, additions and custom homes. Our designers use cutting edge 3-dimensional software that allows our customers to visualize their project in near-realistic fashion. We are also fortunate to have an Interior Decorator on staff that can help our clients with selecting products such as; tiles, flooring, cabinetry, countertops, fixtures, drapery, area rugs etc. Our Interior Decorator as well can help our clients with space planning and furniture layout as it is always important to consider this before finalizing your design.

Step 3 - Quotation

Without a well-planned and detailed design process it is difficult for us to provide an accurate quotation for your project. Once we have the detailed design completed, our estimator will provide you with a detailed fixed price quotation. If all your products are not selected before this process, then we will carry allowances for certain products based on the level of finishes that you desire in your home. We pride ourselves on being organized and detailed and want to minimize project surprises. Our estimator will provide a detailed quotation that outlines the scope of work and products that will be used for your project. We will break down your quotation by section so that it is easy for you to understand i.e. Demolition, Framing, Drywall, Flooring, Painting etc. A lot of contractors will not provide our level of detail and therefore we find it beneficial to sit down with our clients to ensure that they are receiving “apples to apples” quotes from other contractors.

Step 4 - Contract Schedule

Contract & Scheduling
Excited to work with CHART? We are thrilled to work with you! Your designer and Project Manager will sit down with you to review the contract to ensure that we have captured all the details for your project. At this time we will answer any questions that you may have about the contract and/or process. We will require a down payment for the project and agree to progress draws throughout the remainder of the project. We are pleased to introduce you to our Project Management software called Buildertrend. Our clients will have their own site to view their project schedule, approve change orders, and even add pictures and message their Project Manager daily. There is also an awesome mobile-friendly App that can be download to your smartphone. Change orders can be approved via Buildertrend through digital signature to allow the project to stay on schedule. Our schedule is extremely detailed so each day you will know who is in your home and which tasks will be completed. Step 5 - Building Permits

Our team combined has over 2,000 hours of class time studying the Ontario Building Code and therefore we are very knowledgeable and familiar with applying for permits and working with local building officials. We will educate you on what projects require a building permit and which projects do not. Corey Lasso is a certified designer for the Ontario Building Code and has the accreditations to be able to apply his BCIN number on drawings for the application of building permits. Our team takes care of all details with the cities or townships. Our team will meet with the building inspectors to answer any questions they may have.

Step 6 - Product Selection

Product Selection
Now this is the fun part! (for most of us…). Since 1980 we have built an amazing reputation with great local suppliers of fixtures, countertops, cabinetry, flooring etc. Our Product Consultant will create a product selection list (shopping list) for you that will inform you of our supplier information and the products that you will have to select. We will prioritize your list for you to identify the suppliers that you must go to first to get the ball rolling on making selections. Our Product Consultant will gather all your product information from our suppliers and then will create change orders along with descriptions of the products and revised pricing for you to approve before we proceed with the order. As an optional service, we can offer our Interior Decorator to visit our suppliers with you to help you make the right decisions on the products that you are using for your project.

Step 7 - Construction Management

Project Management
Each of our projects has a dedicated and experienced Project Manager. Our Project Managers will be involved in the project from start to finish and will be your main contact for any questions or concerns. Our Project Managers are heavily involved in managing your project, and coordinating with carpenters and subcontractors to ensure that your project is done professionally and on time.

Step 8 - Project Closing and Sign Off

Once the project is complete, we will meet with you to do a final walkthrough to ensure that you are happy with the finished product. Any deficiencies or concerns will be dealt with in a professional and timely manner. We are very proud to offer our clients an industry-leading five-year residential warranty for renovations and additions.
